Problem
Project build out and occupancy was slated for the summer of 2013. Utility approvals were not received until late August of 2012. The scheduled completion meant that more than 30,000 cubic yards of earthwork, together with a large detention facility, 9000 square yards of paving 5,000 lineal feet of curbs and 7,000 feet of utility piping had to be completed prior to November to allow for vertical construction on the site. The site was extremely moisture sensitive and non of the site fills could be made with the native materials to meet compaction requirements.
Solution
Detention facilities and all grading both onsite and offsite were accomplished simultaneously. All site fills required treatment with cement to achieve compaction. Although this operation slowed production, New West heavily crewed the project and worked extended hours six days a week. Heavy rains were experienced in early February which necessitated the need to CTB the entire paving area prior to asphalt.
Results
The site was paved by November 2012 allowing the General Contractor to move forward with vertical construction in a timely manner. Occupancy of the assisted living facility was achieved on schedule.
